13 Wellington is a two-unit apartment building situated on a spacious, double-lot in the highly-coveted North Back Cove neighborhood of Portland, Maine.
Built in 1925 and updated in 2019, the building is the product of a bygone era in which large, single-family homes were built to last to well over 100 years.
The apartments contain original, period hardwood flooring throughout (excepting only the ceramic-tiled kitchens and bathrooms), which has been maintained beautifully over its lifetime.
Each apartment unit is configured similarly, with approximately 900 sq. ft. of living space per unit.
With two good-sized bedrooms, the layout is excellent for roommates, families, or lone tenants who may wish to use the second bedroom as an office or guest room.
The kitchens open-up to generously-sized dining spaces with overhead lighting fixtures, dining built-ins, and an open connection to the living room.
With kitchens and bathrooms updated in 2019, these units are nicely appointed and feature a clean, modern look-and-feel.
Back Cove is one of the most desirable neighborhoods in Portland, particularly because it tends to be quiet, safe, close to the water and one of the best walking/running trails in Portland, and home to several up-and-coming, trendy food and beverage businesses. TIPO is just three blocks from the building, and Woodford Food & Beverage is 0.7 mi (15 min walk). Little Woodford, also situated on Woodford's Corner, is regarded as one of the best coffee spots in southern Maine.
The property is situated on the corner of Wellington Rd and Ocean Ave, so it's a short walk to the Back Cove Trail, which connects to the Bayside Trail, the Eastern Promenade Trail, the East End Beach, and eventually the historic Old Port. All told, the trail system offers dozens of miles of walking, biking, and running potential.
Additionally, Cheverus, which is a private Jesuit high school, is just around the corner, and Portland's Ocean Ave Elementary School is a short walk down the street.
While similar, the kitchen in each unit differs slightly in that Apt 2 contains a wide-format, vintage cast-iron sink that sits atop a white, metal base. (We absolutely love this sink!) Apt 1 has a brand-new stainless steel under-mount sink set into the counter-top.
Both units feature brand-new stainless steel refrigerators and gas ovens/ranges.
Each kitchen is outfitted with beautiful Curava recycled glass counter-tops that are eco-friendly, non-porous, easy to clean, and require no maintenance.
The kitchen and bathroom floors are tiled in gray, wood-grain ceramic.
Updated in 2019, the bathrooms are pristine. The large walk-in showers are tiled in 3" x 6" white subway tile with glass doors and in-shower windows.
The toilets are new, efficiently-flushing models with extended bowls and the sinks are simple, tasteful pedestals measuring 21" in width with single-hole faucets and lots of on-sink space for soap and sundries.
Each bathroom has a medicine cabinet (with mirror) mounted above the sink, with a stylish vanity light overhead.
Each unit has a dedicated furnace that burns natural gas, which is supplied via Unitil. Tenants maintain their own Unitil accounts and have independent control of the thermostat in their respective unit.
The building is connected to the Portland municipal water system, which provides some of the cleanest, best-tasting water in the world. Water usage is included in the rental fee.
Utility service is provided via Central Maine Power Company (CMP Co.). Tenants maintain their own CMP accounts and pay for whatever electricity they use.
Internet access is at the tenant's option, and there are a number of service providers in southern Maine. Parking is uncommonly spacious, with four parking spaces for each unit. Please be advised that the driveway is long, but only two car-widths wide. Tenant(s) in Apt 1 have the four spaces on the left-hand side of the driveway and must park one behind the other, whereas tenant(s) in Apt 2 have the four spaces on the right-hand side of the driveway, and must also park one behind the other. There is virtually unlimited on-street parking, too, which is not metered nor restricted in any way.
A washer/dryer set is available in the basement, one for each unit, so tenants do not have to share a washer/dryer with another unit. Tenants are responsible for their respective washer and dryer electricity usage, but the building provides water for laundry services.
The City of Portland requires all household trash to be placed in City-approved trash bags, which are available at Hannaford grocery stores (and many other locations). For more information regarding City trash bags and for a list of vendors that sell the bags, please visit the City's Website.
The City of Portland provides a large, two-wheeled, blue recycling bin for every home/condo/apartment, in which pre-sorted recyclable items may be placed. The City is strict with regard to what items may be placed in these bins, so please familiarize those living in your unit with the City's Trash and Recycling protocols in order to avoid costly fines, which are billed directly to residents.
The property is well-maintained and landscaped, and is cleared of snow in winter months and the grass mowed weekly in spring, summer, and fall. Tenants can expect for the driveway to be cleared of snow by 7:00am whenever evening snowfall exceeds 6". If snowfall is less than 6" overnight, or if 6"+ of snow accumulate during the day, the driveway will be cleared by 8:00pm to allow for tenants to park their cars in the driveway overnight.
There is plenty of yard space on the additional lot adjacent to the building that tenants may use at their leisure. Tenants are free to place sitting chairs in that area, as well as propane or charcoal grills.
Pets are not permitted at 13 Wellington, except as permitted by law.
Tenants may not smoke cigarettes inside the building, or within 50 feet of any entrance or window, out of respect for other tenants who may have a window open nearby or be particularly sensitive to cigarette smoke.
